Welcome to Tara Sky Build Estate. By engaging in our services, making a token deposit or proceeding with a real estate transaction, you agree to the following terms and conditions. These terms are legally binding and designed to ensure transparency, clarity and fairness for all parties involved.

  1. Token Amount Policy
  • To start booking a property, a mandatory token amount of minimum ₹ 51,000 (Rupees Fifty One Thousand only) is required to be paid in advance.
  • The token amount confirms the buyer’s intention to buy.
  • No assets will be blocked, reserved or traded without receiving the token amount.
  • Token amounts are accepted strictly according to company guidelines and are subject to verification.
  1. Token Cancellation and Refund Policy

If the property agreement is cancelled for any reason:

  • Token amount refunds will be processed after a minimum period of 30 days from the date of cancellation request.
  • Refunds will only be made after internal verification and documentation approval.
  • No interest or additional compensation shall be paid on the returned amount.
  1. Payment receipt and confirmation
  • Upon successful deposit of token amount:
  • An official receipt will be issued by Tara Sky Build Estate.
  • The receipt serves as proof of payment and confirmation of the transaction.
  • Buyers are advised to retain the receipt for all future reference and communication.
  1. Guaranteed return and buyback terms (12% return – 2 year validity)

If Tara Sky Build Estate sells a property to a buyer and the buyer wishes to resell the same property, the following terms and conditions will apply:

The company offers a guaranteed return of 12% on the initial investment amount.

  • This repurchase or resale insurance is only valid for a maximum period of 2 years from the date of purchase of property.
  • After completion of 2 years, the clause for secured return and buyback will automatically expire.
  • Return guarantee only applies when resale is carried out through Tara Sky Build Estate.
  • Market conditions, authority approvals and documentation compliance must be met for resale.

This section does not apply to emergency sales, third-party resale without the company’s involvement, or breach of the terms of the agreement.

  1. Method of payment
  • All payments must be made via bank transfer only.
  • Cash payment is not accepted under any circumstances.
  • Payment through unauthorized channels will not be recognized by the company.
  • It is the buyer’s responsibility to ensure correct bank details before transfer.
  1. Property availability and pricing
  • All property listings are subject to availability at time of booking.
  • Prices, specifications and offers are subject to change without notice.
  • Tara Sky Build Estate reserves the right to amend or withdraw property listings.
  1. Documentation and compliance

Buyers must provide accurate personal and financial details.

Any deviations or incorrect information may lead to the order being canceled without any liability towards the company.

All transactions are subject to applicable property laws and regulations.

  1. Limitation of liability

Tara Sky Build Estate will not be responsible for:

  • Delay due to approval by the authorities.
  • Market fluctuations that affect the value of the asset after the guaranteed return period.
  • Indirect or consequential losses incurred by the buyer.
  1. Dispute resolution

Any dispute arising out of real estate transactions shall be subject to:

  • The first solution is mutual discussion.
  • Jurisdiction is only limited to the competent courts at the company’s place of business.
  1. Amendments to Terms

Tara Sky Build Estate reserves the right to change, update or modify these terms and conditions at any time without notice. Continued engagement with the company implies acceptance of the updated terms.

  1. Confidentiality & Data Protection
  • All personal, financial and transactional details shared by buyers, sellers, investors or related parties will be treated as strictly confidential.
  • Tara Sky Build Estate is committed to the security of all customer information, including identification details, contact details, bank details and property transaction data.
  • Such information will not be disclosed, shared, sold or transferred to any third party without your prior written consent, except when disclosure is required by law or regulatory authorities.
  • Confidential data will only be used for transaction processing, legal compliance and internal operational purposes.
  • The Company will take appropriate security measures to prevent unauthorized access, misuse or disclosure of confidential information.
  • This obligation of confidentiality remains valid even after the real estate transaction is completed or terminated.
